The Owner of the Site, by and through the Manager as its agent, hereby leases to the Resident the Premises for the Term subject to the terms and conditions contained in these Community Rules and Regulations.
Quiet hours at the community are from 10:00 PM to 8:00 AM. Residents should be respectful of their neighbors. No excessive disturbing noise (disruption of “Quiet Enjoyment”) in the building, or on the community, by him/herself, his/her family, guests, or visitors, is permitted. Nor do we allow anything to be done by such persons that will interfere with the right, comforts or convenience of other Residents.
Resident shall not disturb the quiet enjoyment of other occupants in the community.
Any common areas available to resident ( e.g. Kitchen, laundry room) may not be used between the hours of 12:00 AM to 6:00AM.
Premises may be checked periodically by Management subject only the courtesy of knocking to meet reasonable expectations of privacy. The Resident agrees to provide immediate access. Emergency entry can be made at any time. Management will inspect a set number of random rooms each week.
Resident agrees that all personal property is to be maintained in the premises at the Residents sole risk of damage or loss, and that he/she shall look to his/her own insurance or resources in connection therewith. It is the Management recommendation that the resident purchase personal property insurance.
Residents are responsible for always keeping the premises clean and safe. Cleaning supplies may be checked out in the office and are the resident’s responsibility. This must be completed one time every two weeks.
Smoking is strictly prohibited inside of the buildings, there are designated smoking areas outside of the buildings.
No overnight guests are allowed, no exceptions.
Emergency maintenance requests can be reported any time by calling 508-333-7791 or by visiting our website https://www.stonehorsemotel.com/ and speaking with the office staff. If you feel you are in imminent danger, please call 911 immediately. Please do not email emergency requests. If the issue is after business hours and are emergent in nature, according to our policies.
Emergency requests are as follows:
a. No hot water
b. No heat
c. No electricity
d. Broken windows
e. Fires
f. Floods
g. Sewer back-ups
h. Security door lock issues (entry and apartment doors)
i. Clogged toilets
j. Lock-outs (additional fees may apply)
k. Refrigerator issues (where loss of food could occur)
l. Natural disasters
m. Water leaks (where harm to resident or property could occur)
Management reserves the right to relocate Resident to different housing units at any time.
Residents may not switch buildings, rooms, or furnishings without the prior written approval of Management.
All housing problems should be addressed to Management.
Conduct which does not respect the rights of other residents or guests is prohibited. All residents are expected to maintain an environment of respectful composure when interacting with staff and other residents.
All personal belongings must be removed from the Common Areas or placed in a designated area upon departure. Personal property left in any undesignated area will be discarded.
The interpretation of any Community Rules and Regulations by Management shall be deemed conclusive.
Management reserves the right to levy fines against resident for infractions of Community Rules and Regulations, without limiting any rights or remedies available to Management under this License or at law. Such fines range from $25 to $250 per person per occurrence, regardless of whether the resident was present at the time of any such violation.
No pets of any kinds are allowed.
The extermination process is an essential service and requires complete and total cooperation from all residents. Under no circumstances should a resident attempt to remedy a pest problem with household products or by hiring their own exterminator. If a resident notices any pest problem, it must be reported to Management no later than five (5) days from when the problem was first noticed. Upon receiving prior written notice from Management, residents must properly prepare their unit for extermination. If residents fail to cooperate, Management may charge the resident for the costs of the fees incurred as a result of the failed extermination.
Management is not responsible for the delivery of any external services or goods to the resident’s unit.
For your safety, the use of personal grills of any type is prohibited on the property except in areas designated by Management.
Resident may not install dishwashers, washing machines, bidets, dryers, freezers, air-conditioning units or other appliances in the apartment without prior approval from Management.
Keeping combustible or flammable materials in a unit, common area or vehicles parked on the premises is prohibited. Fires, candles, and open flames are not permitted.

The consumption of alcoholic beverages and/or controlled substances by either residents or their guests in public areas is strictly prohibited. In addition, no resident shall use, permit the use of, or maintain on the premises any drugs or controlled substances in contravention of the Laws of the United States or applicable State law.
Loitering is prohibited in the hallways, stairwells, lobbies, and all other common areas not designated. Residents may not prop open any building access doors at any time for any reason.
Residents may not enter or attempt to enter the building’s roof, machinery, or any other unauthorized location except in the case of an emergency.
